As new tenants and residents populate Toronto’s Liberty Village neighbourhood, remaining vestiges of the area’s industrial and manufacturing past are being integrated into new projects. One such site is a converted factory complex at 40 Hanna Street, being repurposed and intensified by developer Kevric to become an office and restaurant block known as 99 Atlantic Avenue. Designed by WZMH Architects, the new 8-storey office building is being built as the existing 5-storey post-industrial building on site is restored, with heritage work being overseen by ERA Architects.

We last checked in on construction about three months ago, when crews were forming the second and third floors of the new building. Its forming has sped up considerably in the months since, with crews now on the eighth and final leasable floor. A 6.3-metre-tall mechanical penthouse will follow above, bringing the project to its final 40.75-metre height.

One particularly interesting component currently visible is a split Y-shaped column on the second floor of the office building’s Atlantic Avenue frontage. This unique structural element transfers the load of the structural columns above away from the ground floor service entrance, clearing it of any supporting columns.

Most recently, the first exterior finishes were spotted, coming in the form of precast concrete brick-patterned cladding, now installed as high as the third floor. The cladding is designed to tie the new build into the existing context, and will eventually be joined by a mix of concrete, glass, spandrel, and metal panel finishes.
