A revised plan of a late 2018 proposal for a 34-storey condominium tower at 98 Queen East has been submitted to the City of Toronto for rezoning. The IBI Group-designed project from Parallax Investment Corporation is now proposed at 372 units, an increase of 16 from the previous plan, as well as numerous design changes that reflect concerns raised by the City following the initial submission.
The three-storey base volume that would rise next to the preserved heritage facades now features more punched window expression on the second and third floors. This change forms a stronger dialogue with the heritage element to the east and north with the help of consistent window sizes, replacing the larger expanses of glass seen on the previous iteration's base building.
Above the podium, the previous plan included a six four-storey-tall exposed columns lifting the tower over the podium as a visual separation above the heritage storefronts. They have been replaced by recessed wall of windows, creating a 'reveal' that divides the modern tower from its base.
Changes to the tower cladding have replaced the previous white grid and bright orange accents with a dark finish, labeled in diagrams as either a charcoal precast or metal panel cladding. The contrast between this dark cladding and the clear reveal section, along with the removal of exterior columns, helps the tower to appear to be 'floating' above the podium. The tower massing has also been slightly altered, with a step-back from floors 8 to 18 having been removed, and the average tower floor plate now at 757 square metres.
