Our annual Growth To Watch For series is back for another year, bigger, taller, and more comprehensive than ever before. Over the course of the year, we're bringing you to every significant development happening across the 416 and beyond into the Greater Toronto Area. We're covering everything from brand new proposals, to those inching their way through the planning process, to those already under construction or about to be completed.

A total of 25 reports will be available to subscribers throughout the year, with 11 released so far. (Details about how to get them can be found at the bottom of this article.) For a taste of what's offered in the 12th report, here's a sneak peek at the area highlighted.

This edition of our Growth to Watch For series picks up where our previous report left off in the Central Scarborough report, following winding path beginning in the Upper Beaches and making our way through The Beaches, Leslieville, and Riverside, before ending off at the edge of East York on The Danforth. Along the way, we have compiled a list of all projects nearing completion, all buildings currently under construction, and all developments proposed and awaiting approvals east of the Don.

The area featured in this report is home to a large collection of planned and underway mid-rise residential developments, though some larger projects are being built in this part of the city. Some of the larger projects are being built on former industrial lands on the east bank of the Don, including the mixed-use community under construction at Riverside Square, and the office complex and transit hub proposed at East Harbour. The latter is the most significant project planned in the coverage area, calling for a new employment district for some 50,000 people occupying nearly 11 million square feet of office space, alongside roughly 1.7 million square feet of retail, commercial, and cultural space.

Another departure from the mid-rise residential theme of this report is the Toronto GM Mobility Campus at 721 Eastern Avenue. The project consists of an automotive dealership and repair shop for General Motors Canada, along with an office and research wing for the GM Innovation Centre along Lake Shore Boulevard. Lands to the north along Eastern Avenue have been designated for future development with proposed 9 and 11-storey office buildings.

At the north end of the coverage area, the proposals and active construction sites are being pursued with much taller heights. Several high-rise plans can be found in the vicinity of the Main and Danforth intersection, including a combined four towers proposed at numbers 9 and 10 on nearby Dawes Road.
