It's been almost a full year since we last caught up with the makeover of the Yonge Sheppard Centre, a 1970s-era mall, office, and residential complex that was the original anchor for a City Centre area in the Toronto borough of North York. Owners RioCan REIT and KingSett Capital have largely completed the renovation and improvement of the mall complex with fully reworked interiors, a fresh new exterior, and improved pedestrian access that removes a moat that used to separate the buildings from the sidewalk. Meanwhile, work continues on rejuvenating the office towers and adding a new purpose-built residential rental tower to the site.

When we last checked in on the Quadrangle-designed project's construction progress back in August 2018, work was just getting underway on re-cladding the complex's 9 and 19-storey office towers flanking the mall on Yonge Street, while the 35-storey rental tower known as 'Pivot' had just begun to rise above grade along Greenfield Avenue at the north end of the site.

Eleven months later, the 9-storey office building to the north has been entirely re-clad in improved insulation and gunmetal grey aluminum panels, covering up the original concrete exterior while maintaining the original tower shape. The ground level of the north office building has also been refreshed, and now hosts a Flock restaurant and a BMO bank branch.

To the south, work continues on re-cladding the 19-storey tower, with insulation and mounting brackets still visible in areas not covered up by the final cladding. Despite the ongoing work overhead, the ground level here has been partially opened up as well, with a CIBC bank branch now operating at the corner of Yonge and Sheppard.

Along Greenfield Avenue to the north, Pivot, the purpose-built rental tower now stands 27 storeys tall, with 8 residential levels and mechanical to build before it tops out 123 metres above the street. Glazing has been installed as high as the 21st floor, while balcony finish installation follows several levels behind, rising up to the 7th floor.

Along with everything else, green roofs are being installed in many spots across the complex with varying types of plants. The roofs improve buildings' thermal performance, air quality, and aesthetics for those with a view of them.
