Just south of Toronto's Upper Canada College, State and Madison's 609 Avenue Road is set to add a new residential presence to the corridor. Since the project was introduced in October last year, we've followed the development as more information about the 19-storey condominium has become available. Following our tour of the model suite, and a preview of the amenity offerings, we now take a look at some of the 161-unit building's floorplans.
Ranging in size from 510 ft² to 1,773 ft², the units are configured as one bedroom + den, two bedroom, and three bedroom dwellings. In the smaller suites, buyers are paying for no wasted space through very efficient designs, with even the smallest 510 ft² unit featuring a clearly delineated den than can be used as a secondary sleeping space or sitting room/library.
At 644 ft², a two bedroom suite features a large balcony that spans the combined width of the living room and master bedroom. The unit's two bedrooms are separated by the communal living space, creating a greater sense of privacy for residents. The master bedroom features a full ensuite bathroom, while a second bathroom (adjoining a small laundry space) is positioned to be easily accessible from both the common area and the second bedroom.
Moving to the three bedroom units, a 1,525 ft² three bedroom unit features an impressive three balconies, with both the master and secondary bedrooms featuring ensuite bathrooms and private balconies. Meanwhile, the third bedroom—adjoining the living room—can also be configured as a den. The living room, which extends down to a large dining area and kitchen, is framed by a showpiece wrap-around balcony, which is by far the largest of the suite's outdoor spaces.
At 1,773 ft², 609 Avenue Road's largest unit is also part of the building's 'terrace collection.' The entire width of the unit is spanned by the impressively sized terrace, with a balcony also running the length of both the bedroom and the dining area. Here, the master bedroom features both a walk-in closet and an ensuite, while the common areas can accommodate both a large, formal dining table, and a breakfast area.
Designed by Richmond Architects, the interiors will be appointed by Tomas Pearce Interior Design Consulting Inc. Suites will feature 9' and 10' foot ceilings, and range in price from approximately $300,000 to $2,500,000. Amenities will include a private dining room, media lounge, and pet wash station, with the rooftop sky lounge designed as a showpiece amenity for the building (seen below).
