High-rise condominiums tend to be the big newsmakers in the world of Toronto development, but many – if not most developable tracts of land along our arterial roads are better suited to mid-rise uses. Mid-rise infill developments have been gaining quite a bit of traction in the region, thanks to the City of Toronto's Avenues and Mid-Rise Buildings Study, which aims to revitalize our main thoroughfares and increase density along arterial roads which are well served by transit, especially when close to subway stations.
The medium-density stretch of Bloor Street West near the South Kingsway and Jane Street runs through an otherwise low-rise neighbourhood on the east bank of the Humber River, served by Jane subway station. Factors like transit accessibility and the City’s attitude towards mid-rise development primed the area for projects like Tridel’s One Old Mill & Two Old Mill.
The Kirkor Architects-designed development, under construction steps from Jane station, will feature 12 and 14-storey buildings fronting onto Bloor Street West. The taller One Old Mill is now standing near its final height, while work continues on the lower level floors of its sibling to the west.
The two pairs of tower cranes being used for this project, though only temporary, are currently the tallest structures for blocks in every direction. While cranes are something we see almost every day in Toronto, the quartet of steel arms reaching into the sky is an impressive sight in a quieter neighbourhood like this.
Residents of the completed development will have a more than just a subway station nearby; neighbourhood amenities like schools, ample shopping, a classic pre-multiplex cinema and plenty of parks –including the sprawling green spaces of the Humber Valley and High Park. In addition, the building will house amenities including a gym, party room, swimming pool and a roof deck with vast skyline views.
