We reported recently that Concert Properties has begun work at the site of 88 Scott, a 58-storey condominium development located where Toronto's Financial Core meets the St. Lawrence Market neighbourhood. Demolition and the careful dismantling of existing structure on the site is well underway, and the site should be cleared early in the new year. The cleaned-up limestone and granite façade of the original five storey building will eventually be reintegrated into the new development.

What we want to concentrate on today, however, is what will eventually soar above the heritage podium façade: the new Page + Steele / IBI Group Architects-designed tower, and in particular a new release of suites that will be found inside. Concert has grouped these new suites under the title “Award Series”, named generally for the success that the 88 Scott development has already found, and specifically for winning the prestigious BILD Award for “Best Suite Design under 750 Square Feet”.

This new series of suites at 88 Scott range from 555 square foot one bedroom suites to 1045 square foot two bed and bath suites. The smaller one bedroom units which compose most of the series are Concert’s response to “market and buyer feedback”, says Catherine Diraison, Director of Project Sales. The feedback has essentially been this; 88 Scott was released with larger than normal units, targeting a more established purchaser looking for a generously proportioned suite. Those suites have sold well, and in fact 88 Scott has over 70% of their suites spoken for, but in the meantime the market for condo suites in the core has moved more towards younger professionals looking to live in a well-appointed one-bedroom unit, ideally located close to work.

Concert has taken about 40 large two-bedroom and den units, and reworked the space for about 80 one bedroom units. The spaces remain amongst the most spacious available in the area. Meanwhile, Concert did not remove any of 88 Scott's three-bedroom suites from the mix; they still comprise a full 10% of the suites in the building, and mean that those looking for the extra room or wanting to raise a family in the area are still able to do it.

Buyers of these suites will still enjoy all of the amenities that 88 Scott has to offer, including 24/7 Concierge services, fully-equipped gym amenities, screening room, and access to the elegant two-storey Sky Lounge on the 46 and 47th floors where residences are able to relax and mill all while enjoying a glass of fine wine and a catered dinner.

Concert expects that these affordable Award Series suites, combined with 88 Scott’s fantastic location, envrionmentally-concious design and well-appointed finishes will be an obvious choice for the young professional. With the sale of the Award Series suites, Concert expects to be proceeding with full construction on the site in the first half of the new year.
