York University: The Quad Student Residence Phase 3 includes two 8-storey student residences: the western Building C6 (100 Haynes Ave) and the eastern Building C7 (95 Haynes Ave) designed by ARK for Campus Suites and Forum Asset Management on parking lots south of the first two phases: east and west of Haynes Avenue, south of the Pond Road and north of Assiniboine Road in York University Campus.

I don't mind the uniformity with the earlier Quad phases too much. Been a while since I've been up there but the retail spaces being pretty much all filled up along Pond Road was a positive to see.

My problem w/it is that I don't like any of what they've built. They all feel to hulking and too cold.

They could be mistaken for suburban office space. In more contemporary architectural terms, they mimic everything that's always been wrong w/York's campus: Cold, sterile, anti-people, dull.
 
The bigger issue is that The Pond Road in that area isn't pedestrian friendly. It's too wide and dark.
 
A report on this to the June meeting of the York U Board of Governors next week:

York U writes the most incomprehensible stuff for its board by jumbling everything into one giant report.......sigh........how can these people be responsible for teaching young adults how to write properly....

Appears to be a minor unit increase in the C6A building from 328 to 335 resulting in a new phase 3 unit total of 586. However they are still using the word 'approximately' before every number they mention...

The only other notable tidbit is that the Passy Crescent residence will be "decommissioned" soon, which may provide redevelopment potential.

...because STUDENTS are forced into some of the worst and most dangerous housing options near campus if the University doesn't provide an abundance of Safe, On-Campus Student Housing at various price-points...

And the area directly to the south is a good case in point. Streets and streets of town houses were built in the late 2000's and the TDSB etc. anticipated a large inflow of families. Instead, they were snapped up by landlords and stacked to the roof with (mostly foreign) students. There were reported to be 16+ students in 3 bedroom homes and numerous houses were written up for fire regulation violations. I am sure that it still goes on. It was the prototype for many of the practices we see reported in areas popular with foreign students now like Brampton.
