Sorry, but ugly suburban strip malls are not good land use nowadays, nor are they pedestrian friendly. However you might want to read the first post:

The proposed development consists of a 9-storey (28.45 metres plus a mechanical penthouse) mixed-use building with approximately 1,400 square metres of at-grade commercial floor area, which is intended to be used for a grocery store and other commercial uses.

If anything, the added density here will ensure that more people will not have to drive for their shopping.

The wave-front has a stronger presence in the photos than it does in the somewhat elongated rendering. Nice touch.

While the built form is certainly better, the vibrancy and community of the plaza is completely lost. In this case, there were +/- 15 varied retailers and service providers that have now been condensed into 4 much larger units. As more and more of these kinds of plazas are lost to the building boom, I do wonder what's going to happen to the retail and social composition of the neighbourhoods in which they're located.

What type of cladding is the outside of the building? I will admit driving by the building, I am surprised at how nice it looks compared to those ugly condos at Lawrence and Dufferin
 
The grocery store that use to be there will be relocating further south on keele to where an old courthouse use to be
 
It's a pleasant surprise. You see a lot of working class bungalows, aging walkup apartments, and a dull suburban built form overall while driving along Keele. This building looks like it could have been built in a trendy urban neighbourhood. It may have a revitalizing effect in that it may change perceptions of what the area could be. That's important so that the area doesn't stagnate and decay.
