Tridel has begun to collect registrations for the opening of Ventus. People who have registered in the past will receive an email update in the coming weeks. The towers will be built in two phases.

Below are the revised virtual reality images that will be used in our advertising media.

TWM ... thanks for the updated renderings for Ventus ~

Compared with the original design, I think the first concept is better and cleaner looking ... looks like Tridel has dropped a few interesting elements:
  • eliminated the 'glass cube' central lobby design
  • discontinued the wrap around balconies on the top 3 floors which highlighted the curve shaped building previously
  • simplified the rooftop architectural feature by shortening the (concrete?) canopy overhang and reducing the size of the 'slanted roof' feature ... now it just looks like an insignificant architectural element :(
Ventus - Original Design
Below are the new virtual reality (VR) images for Ventus at Metrogate.

Propose a building which isn't so overtly blah and watch that love pour out! The new HK Hotel thingy at the Ex is a perfect example...

Ventus @ Metrogate (Scarborough, Tridel, 2x 30s, G+C)

Ventus @ Metrogate (tower 1 - south tower) and Metrogate Towns has been released this weekend to Realtors (apparently) ... so much for the 'coming soon' banner ADs~

The Central Park - maybe it'll be called Metrogate Park ?

Couple thoughts I had after seeing the new Metrogate Towns and the redesigned Ventus project:

  • hate the Metrogate Towns, they look cheap ... I'm very surprised how ugly they look (sorry no pictures as there was no scaled models), when the rendering is released I'm sure many will agree that it looks like government subsidized housing ... a very sharp contrast with the recent Avonshire towns :(
  • both Ventus + Metrogate Towns have clearly been cheapened to create an affordable product, Tridel decide to offer only 3 colour 'packages' in these two new projects that one can choose from, purchasers no longer have their choice of picking out their own personalized combination of materials (less variations + no colour selection appointment = lower cost)
  • as noted before, the rooftop architectural feature on Ventus has been substantially downsized :(
  • the interesting 3 storey 'glass box' main entrance to Ventus has been eliminated and replaced with a cheezy 1 storey uninspiring entrance
    BEFORE
    ... AFTER
  • amenities for Ventus has been downgraded and eliminated the indoor swimming pool
  • 4th floor rooftop garden for Ventus has been cut back to half the original size ... instead of a rooftop garden on top of a fully enclosed parking structure, residents can now look down to an open air parking deck (for visitors) from the half sized 4th floor rooftop garden
    BEFORE
    ... AFTER

you can see the reduced rooftop garden / now exposed parking deck on the new Metrogate masterplan below~
  • the only positive thing that came out of the cheapened redesign is that the layouts seemed to have improved quite a bit :)

 That must be embarassing for the architects, having their original design butchered like that. Feel sorry for them......thanks for sharing Solaris.

The more I look at the 'redesigned' Ventus, more the cheapened design bugs me ~ :(

A couple image compositions that illustates the BEFORE + AFTER:

Community Overview (note the 'new' ugly Metrogate Towns)

Community Masterplan (note changes to Ventus + Townhomes)

Site Plan (note how the rooftop terrace shrunk)

Cheapened Rooftop Architectural Feature

The Entrance (and lack thereof now)

The Lobby

Ground Floor Plan

4th Floor Amenities (how it was simplified)

Floor Plate (elliptical building footprint replaced with a less appealing rounded end, seems like the overall tower length was reduced though)

They would have been paid additional fees for the time spent and additional drawings produced - it is still their design, albeit a slightly more modest design - not exactly a bad deal. Given the changes to the market-place over the last year and the fact that this project was yanked from marketing stages for some changes to make the product more affordable to middle class buyers as anyone really surprised that some elements have changed. This isn't the only project that has had to undergo changes to work in the current market.

Right now higher priced product is moving much more slowly than product aimed at first time buyers and the bottom-end of the investor market. Low interest rates and changes to the broader product mix with more affordable units on the market across the GTA are what is driving the resurgence in sales over the past few months. Most developers are being very risk-adverse at the moment as this mini-boom in sales is not anticipated to last.

wow.... totally agree with solaris. The new ventus entrance was 100x better in the before pics. I might even say it looks classy and elegant with the glass box and 3 story lobby but now it's just a plain looking apartment, nothing special.

Those redesigned row houses in the new render look........scary. Institutional....and not in any possible good way.

They even changed the cars shown on the entrance rendering from full size to compact/environmentally friendly cars… :p

I liked the original proposal better!
