There's an Aisle 24 place that is already doing this in several locations downtown, including Corktown and Regent Park. I have no clue about how successful they are, but I never see anyone inside, so they must at least be successful at controlling access.

Aisle 24 had a location in the condo complex I lived in a few years ago. Access there was controlled via a phone app linked to a verified user profile so I assume it's the same with their public locations.
 
This is the one at 'street level' in EAST wing facing onto Front St below the City offices. They have had hoarding up for months so it's good to see "action' - of sorts.
