Wow! I'm sold! Absolutely amazing, but I won't hold my breath. I'll believe it when I see it, and even then I'm pessimistic. Nothing is for certain until it's completed, don't believe me, remember the Bay/Adelaide block-o-concrete? If it is built, I'll be the first lining up for a tour, thanks for the pics! ;)

Is anybody else underwhelmed by the podium for the Foster twins?

I actually really like the pod like podium and the towers above it. Something very new for our city and the towers kinda remind me of Marina city in Chicago.
 
Gorgeous renderings but I ain't getting excited. Call me a cynic but if there is one thing Toronto developers are notorious for it's practically (if not actually) lying in the rendering. Hopefully I'm wrong but...
 
The Sands wouldn't construct something appalling like Rama here..lol

Anyone with basic knowledge of the planning process knows that a developer can't propose one thing and just build another. If we propose a casino, the developer would never get away with a building like pictured above, it just doesn't happen. Not to say they won't dumb it down a lot, but Oxford has a solid enough reputation and would not dare tarnish it by pulling a travesty like that.

I think its the corner of Front and Blue Jays Way, but not 100%.

Fed planners PDF also states that the residential space will be rental units. 2.5 million square feet of office, and a casino anywhere from 175,000-450,000 depending on what the casino operator wants.

The planning process is about land use and building envelope. They would need to build a certain amount of office space, retail, and residential use to match their application so while they could not build the buildings I illustrated, they could certainly build something completely different than what is proposed in the renderings. On the lands the city owns, much like WATERFRONToronto, they can specify aesthetics to a greater extent in their terms of sale, but on land they don't own unless the city of Toronto act changed things there are no design review process or controls. The city has no power to force quality in zoning. Interestingly it is the office buildings are being built on MTCC lands which is fractionally owned by the taxpayers, and the casino is proposed on lands currently in private hands.
