Do any of the happy nerds here do estimates on profits for projects? I’m curious just how much more the devs made on this Borg vs a less dense project.
Now that it’s here, we’re just going to have to wait and see how it affects the area. Personally, I need to see what all the ground level retail is before determining T&S ultimate usefulness in my life.
Is there a correlation between how many units is in a building to the quality and type of retailer? T&S is getting a fancy kitchen place right?
From the beginning I kept getting told “more residents will bring new life to the area” and now it’s rubber meets the road time, and I’d like to know if that “new life” is an Arby’s. Or will it be six more nail salons and a much longer line at Cluck Clucks?
Personal theory is that in the next 5-10yrs we’re going to come to realize that the “density” argument was used to boost profits for developers (esp on builds like this) and will have moved on to some new concept in urban development to address the gaping needs in communities where we overbuilt.
(Ps. Is there an automatic trigger from census numbers that creates another city/provicnial/federal rep?)
