Anyone know if these new purpose built rental buildings will be more soundly built, with an eye toward lower long-term maintenance costs, given that the "buyer" is in the business and will more stridently seek such design decisions versus a typical condo buyer? I've heard for years -- often alleged without substantiation -- that many of the new condos are not built to last, but if the new rental buildings are built the same using the same quality, then that would undermine that argument since the builders have skin in the game for rental towers. If they can reduce the depreciation through better design, are the more likely to do so for rental buildings?

I'm really looking forward to this being torn down and rebuilt with a much better street presence. I've always hated this ramp. The ramp followed by the gas station, somehow turns the very pedestrian friendly King West neighbourhood into a car's domain. I have to pass it by every day on my way to the dog park at Clarence Sq.

to be fair you are standing beside a heavily congested 6 lane road. Spadina south of king isn't the most pleasant street to be on in general.
 
And here is the Demolition permit referred to in PMT's post #62, above.

Demolition activities are continuing, with gutting of the interior of the building now well underway (sorry - no photo), along with the ongoing removal of the rooftop billboard frame.

Can't wait for the LCBO to go too - have't heard anything about that project for a long time.
