As for the hotel, my money is on Rosewood.
(I assume "luxury boutique" means five star but with lower brand recognition among those of us who don't stay there; I also assume "never before in Toronto" means they have one in Vancouver.)

*Note in King Blue's case, the facade retained looks sharp, but keeping 2 slabs of 1 metre walls up hardily constitutes as heritage preservation

I thought Burano, Five and Bay/Adelaide were both done pretty well (in regards to facadism). Based on the renders we've seen these look to be incorporated to retain a the Yonge st presence (like Five did) while the tower and more modern portions occupy the now constantly changing Bloor st.

I believe they are but they also have an office in a building just to the south of the site.
