Graywood Developments LP has added another high-rise development site to its pipeline with the acquisition of an interest in 29-39 Pleasant Blvd. The property southeast of Toronto’s Yonge Street and St. Clair Avenue intersection is slated for a 35-storey condo tower in partnership with a KingSett Capital fund.

The project was originally a partnership between Gairloch Developments, Harlo Capital and KingSett. Financial details were not disclosed.

Approvals process for 35-storey tower

The midtown Toronto site is a transit-oriented property which is proposed for a 281-unit tower containing about 220,000 square feet of space.

The partners have been working through the approvals process for the Giannone Petricone Associates-designed building.

“We are delighted to be partnering with Graywood on this new residential project, which we expect will be an exciting addition to the Yonge and St. Clair midtown neighbourhood,” said Rob Kumer, KingSett’s president and CIO, in the statement.
 
New renderings are updated in the database. There are several project information changes. Developers changed from Gairloch to Graywood. Architect changed from Giannone Petricone Associates to Turner Flesischer. Landscape architect changed from Ferris + Associates Inc to NAK Design Group. The total storey count changed from 32 storeys to 35 storeys. Height changed from 111.80m to 121.55m. Units changed from 281 units to 303 units/. Finally, total parking spaces changed from 71 parking to 76 parking.

The new rendering is updated in the database. The overall height changed from 121.55m to 120.75m. Finally, the total unit count changed from 303 units to 289 units.

Parking reduced by a 1/3 as 5s and 58 new units added. I'm fine w/that.
 
New renderings are updated. The renderings are taken from the recent minor variance application. The storey count changed from 35 to 40. Height changed from 120.75m to 141.80m. The unit count increased from 289 units to 330 units. Car parking was reduced from 76 parking to 50 parking. Finally, the total bike parking increased from 290 bike parking to 330 bike parking.
