I think it's wonderful for foot traffic in the area. The success of the bars/restaurants on the ground level of the Aura building show that this area can greatly benefit from more bars/restaurants/retail.
The retail offered in 43 Gerrard will be a great addition to the neighborhood. What was once a parking lot will be another active space for socializing and/or shopping. When doors open in 2018 it'll be great for the community.
Likewise, once the boring antiquated hotel is replaced with 4 buildings with more retail, a park, and opening of Walton street from Bay thru Yonge - it'll be more accessible and convenient for residents and passers-by alike. The new development above the Big Slice will offer new retail, more quality residents, and the closure of the Evergreen Youth Center (it's moving to Chinatown in the fall of 2017) will remove a problematic demographic that has plagued the area for years (all that would need to go next is the Covenant House and the area will be a clean, safe place for students, businesses, and residents).
The redevelopment of the College Park will be complete in 2017 (new skating rink, sitting area) is just another bonus.
As far as location, location, location, is concerned, this is a great spot and has been a block in the core overlooked for years. It's prime in every respect.
