Zurich is no longer an anchor tenant of 400 University. They're now in First Canadian Place. HOK interior design will be moving to 400 University in the new year from their current location at King & Bathurst. Not sure about how much space they'll be taking up.

Most of it it seems, I no longer see much space for lease in the building. Anyway yea typical for tenants to move around in the same market from time to time for better rates / location / expansion.

Why do you say University is loosing a lot though ? Recently all I can think of is Air Miles and the bank at the Zurich building. That's pretty normal in the eb and flow of the market, companies relocate. Actually I think '400 University Avenue' i.e. the Zurich building already managed to lease up most of the space !

One interesting point, air miles building now shows ~ 200K of contiguous spave available, about 2/3rd of the building ... that makes sense ... but I'm fairly sure they're only picking up 180 or so in King East Center. But as far as I'm aware they're tight on space and wanted room to expand ... so my only theory is again you'll see more downsizing of space per worker ... potentially allowing even more people in less space.

Something else I wonder about is; For a company like Air Miles, are they paying less rent now in King East Center ? I assume so but maybe not that much less, but its off a subway now that must account for a lot no !?

Just seems like the upper University corridor is becoming more of a condo/research intensive area as opposed to class a office.

The King East Centre has larger floor plates... easier to maximize space that way.

Re: King East, yep that makes sense !

In terms of university, I really don't agree, there hasn't been 1 square foot of office space lost ... and the 2 new condo projects will rebuild 100% of the existing office building, and modernize it !
And the northern part of unvserity has always been heavily dominated by: hospitals / research / unions / government space ... the southern part is more mixed.
