T3 Sterling Road

T3 Sterling Road will be a 420,000-square-foot heavy timber office development across three buildings in Toronto’s Lower Junction neighbourhood. It has a WiredScore Wired Certification and will target LEED Gold and WELL certifications.

While T3 Sterling Road has no confirmed tenants, it will include: employee collaboration areas; rooftop patios with skyline views; balconies on every floor; indoor bike parking and end-of-trip facilities; a fitness centre with change rooms and lockers; and independent food and beverage retail options.

“There hasn’t been any new construction in that neck of the woods, so there’s a lot of unsolicited interest,” said Tesciuba. “We’re just beginning our marketing efforts there, but there’s been strong interest.

“The draw for that project is the access to multiple modes of transportation and being within walking distance of the TTC, GO and UP Express.”

Hines is working through a site plan application. Tesciuba hopes construction will start in Q1 2021 for delivery in Q1 2023.

CONSTRUCTION START – T3 STERLING BUILDINGS​

May 13, 2021​

Hines is excited to announce that construction of our two new office buildings, below-grade parking, new POPS (Privately Owned Public Space), and Private Road has now officially begun as of May 11th. This construction is expected to take two years to complete and do not include the Sterling Subdivision Improvements (Perth Ave realignment, new public park, widening of Sterling Road), which are expected to formally start construction in the next month or so.

The first stage of construction is mobilization, hoarding/fencing to secure the site, and the installation of site trailers in preparation to start excavation. There will not be a significant number of workers onsite during this first stage of construction, and parking will be accommodated within the site’s boundaries. Trades have been told that under no circumstances may they park on the street within the community – if anyone is not abiding by these rules please contact us directly so we can resolve.

Completing this milestone puts us one step closer to turning this underutilized land into beautiful timber buildings that will complement the neighbourhood aesthetic and positively add to the fabric of this community. We look forward to sharing this journey with you.
 
Looks like they're pretty much on schedule so far as they expected to start construction around Q1 of 2021. Curious on which office tenants will be coming here.
 
I wonder with the huge increases in cost of lumber, will the design of these building be affected? And same as for 77 Wade?

(Or is heavy timber a totally different thing from the construction lumber where costs have increased?)

I recently learned that mass timber manufacturers stockpile lumber bought in bulk during the fall, a relatively off-season that lets them get a discount. There might be some budgetary pressure from lumber prices, but not to the same degree as say 2 x 4 framing for a single family home.
