Place looks great! Where are all the people though. This is the type of retail that I would love to see lined on Marine Parade Dr., right near the waters edge.

Hope this doesn`t end up like what happened with Spot Coffee at Concord`s Park Place (closed after 6 months). I am worried about the foot traffic at this moment. I am sure it`ll increase in time, but I still see it pretty car centric.
 
Oh wow, that does look great. Will have to check it out soon. That's a 100x's better than a Subway or a dry cleaners. They really should have a large sign on the grass area to let people know. The current signs may not work as people drive by here pretty fast. Thanks for the pics!

Indeed.. I wish this is what Marine Parade Dr. looked like. Too bad this is up Park Lawn next to factories and an active rail line.
 
Hows the food?...is this like a cafeteria set up?...In deed they spent a lot of money decorating this please hopefully they survive.South Beach did a good job for their project,very impressed with the details that went into the site.Compared to the Camrost projects South Beach planned it well.

I was taken in there the week it opened by a sales rep for the developer. The coffee was good, the treat was yummy. A liquor license would be awesome, but I am not sure about the patio location with the ongoing construction dust.
 
Just went to this new cafe (Avenue Cafe at SB) - part of a chain also operating on University Avenue. Reminds me of MBco. Delicious sandwiches and great coffees. This is the way retail should be done on Marine Parade!

Interior decor is really great, btw

Why is the sidewalk along the retail portion so small? It should have went from the stores right down to the street. I know this is suburbia but I hate that strip of grass. It reminds me too much of where I grew up in suburban hell. (North York) If they would have made a larger sidewalk, they could have used it for great patios or some nice planters and landscaping. A big strip of grass does nothing to make this retail strip feel like South Beach or improve the development.

Since when does South Beach, Miami, have a big, suburban strip of grass?
 
For the moment Park Lawn is still a road that cars move along at a fair clip. Until the Kraft plant lands to the east are redeveloped, and in a way that promotes more urban feel, I don't think anyone would really want to sit on a patio right up against the street. Avenue Cafe's patio has a sheltering wooden fence between it and the road: that's what works here for the moment.

Given time and appropriate redevelopment on the east side, things may change.

PS - that said, both Park Lawn and Lake Shore in this area are being redeveloped with parallel laneways running alongside, small commercial buildings like at South Beach in the middle. The planning here may be implying that a slower Park Lawn and Lake Shore are not foreseen, and that strolling and al fresco dining may be directed to the side laneways.

Yeah, that's completely bizarre there. Makes you wonder if that was a temporary solution to something that has not yet been addressed permanently, and since forgotten.

Does anyone know what will be going in the storefronts next to the coffee shop? I walk by this area daily and other than the condo office I don't see any activity in the other buildings.
