Lol, so we'll probably have a Shoppers and a Beer Store in this development.

If we get a Dollarama, a dental clinic, and a Rabba, the retail segment is filled with the most quintessential Toronto stores. Really sad about the lack of retail on the interior street within this development.

We need restaurants and coffee shops, not the same old retail stores.

Yes, you are correct, I feel like the Beer Store is losing its requirement these days with the divestment to regular shops.
Couldn't agree with this more! The area lacks severely on areas for people to sit and dine.
 
This development wont come close to mirroring anything like West Block (the retail portion) unfortunately so dont expect anything grand here. I suspect the Shoppers, wherever it relocates to, will be your standard Shoppers similar to the one on site today.
The Shoppers here isn't really a "standard Shoppers". It has a fresh fruit/veggies area, and fresh bread/pastries/meats as well. For a long time this area had no grocery nearby, and it acted as the local grocery option for many people living in the area (Farm Boy across the street has changed that now, but that hasn't stopped Shoppers' grocery section.)

There is an amazing store 3 doors down from Shoppers in Six Points Plaza that sells much better fruits and veggies than Shoppers ever did. Valley Farm Produce.

Shoppers for fruits and veggies has to be the last resort! I once bought hot house tomatoes from Shoppers for $2 per tomato because it was the only shop open at that time.

Coming back to the redevelopment, we’re gonna lose Valley Farm Produce forever once they start construction!

Oh well, you win some, you lose some!

Don't forget the cookie cutter cannabis store with window film to cut off all integration between the retail space and street life.

Correct:
The at-grade experience here is piss-poor. Only two large retail spaces on the north end of the block. Nothing facing the through street except indoor amenity. It's particularly silly that the render shows all the fun retail you might expect, but the plan certainly confirms that nothing of the sort is envisioned there. Garbage.

That's quite a substantial retail component. Probably to be taken over by the Shoppers.
Five retail entrances, one of those up at the corner with Bloor... so depending upon how it's all demised, the 20,970 sq ft of retail space there can be split up a number of ways. The average Shoppers is 10,500 sq ft, so they could go larger than average here are still leave room for four other stores of a couple thousand square feet each.

Meanwhile, architecturally, while I appreciate that the design is unified — the podium and tower are all of one cohesive design — it's a sterile one. Simple trick: replace the aluminum panels with brick (preferrably ironspot, brick-faced precast panels would be fine) plus some limestone lintels in the ground realm and you'd have something warm and inviting.

Can anyone confirm that the Six Points Plaza will be torn down with a timeframe starting 18 months from now to make way for this this huge construction project.

Heard this from one of the nearby property owners of six points plaza.

That thing appeared fully leased when I was by there recently.
 
Has no one noticed that a good chunk of the existing plaza will remain through phase one? I missed that until now.
Looking at the plan @Northern Light posted it appears that only the area immediately north of Shoppers and south of the Canadiana will be nuked for the roadway and most of this phase will be built on the surface parking. I guess phases two and three will see complete demo of the remaining plaza.
