Reminds me of the Towns of Don Mills development which is basically in Wexford (a good couple of miles east of Don Mills).
 
It technically is in Bayview Village.

Bayview Village is located in Toronto, Ontario (in what was formerly the City of North York). Application proposes a condominium apartment building on the southern portion of the site and rental townhouse and apartment buildng units on the northern half of the site. The condominium compomemt comprises a 3 to 18-storey apartment building wing along the south edge of the site connected to a 4 to 11-storey apartment building wing along the Leslie Street containing a total of 552 dwelling units and 538 parking spaces. The existing rental townhouse units on the site managed by Toronto Community Housing would be replaced and are proposed on the northern portion of the site and would comprise 115 rental replacement units in two 2, 3-storey townhouse blocks containing a total of 48 units and a 4-storey apartment building along Leslie Sttreet containing 67 dweliing units. The redevelopment of the site also includes a new public road and a privately owned publicly-accessible open space. The lands are also subject to applications to amend the Official Plan and Zoning By-law (File No. 11 330323 NNY 33 OZ), Rental Housing Demolition (11 331382 NNY 33 RH) and Draft Plan of Subdivision (14 134708 NNY 33 SB).

Interesting design, but this a Tridel development. Notice the clunky mullions. If they weren't such tightwads, they could enhance the design by using curtain wall glazing.
 
This is impressive. There's real development opportunity along Leslie here between Shepherd and Finch (on the west side). I have to say though, it's a mistake for them not to include commercial spaces at the base of the property (or spaces that could be converted to commercial in the future as density builds up in the surrounding area). This Leslie corridor could be turned into something impressive given its proximity to Leslie station.
 
Leslie station is one of those awekard spots where the terrain and land usage in the vicinity doesn't allow anything interesting to take place.

Keep in mind the entire intersection is on bridge and sandwiched between two institutional buildings, a valley, and established residential.

The emerging details are looking like this will be quite the cool design. A new front page story here focuses on UNION31's mid-century modern inspired interiors.
