Location
Where the density is

Looks like 8 buildings ranging 11 to 30 storeys to be completed over 8 phases next to Appleby GO in Burlington:

About damn time Burlington introduced some large scale, high-density projects around GO stations. The development that was built by Burlington GO is cute and all, but there needs to be more. This is a very good start.

Interesting. It’s an isolated area of the city with only westward access to the outside world, Sherwood park is to the east, hydro corridor to the south, and the railway to the north. Parking is a big issue with the heavy use of Sherwood Park year around for its ‘footie’ and rugby activities, and the long rumoured/promised enhancement of the park for further facilities. There is also further light industry all the way westwards past this proposal, and past the GO station to Appelby line and it will be interesting to see if these lands follow a similar redevelopment path. As for the parking lots….maybe a parking garage? This is the land of the SUV And that is not changing in a hurry.

They just built new light industry here a couple years ago, interesting that it's gonna be gone pretty soon

This project was bumped up to the top of the City of Burlington's developments page, which means there's been an update, but I can't for the life of me figure out what's changed here. No new documents, no change in numbers, no new renderings, and it's still under appeal to the OLT.

Possible agreement between the parties that will become clearer shortly? I know the city is concerned about loss of employment lands (not just in this specific case) but interested in the development moving forwards due to location etc.

Overview of revised settlement proposal:
Eight (8) mixed use towers (ranging height between 11 and 30 storeys) and a total of1,988 residential units (including 190 assisted living units) and approximately of12,020 m2 retail, office, daycare and library uses.

The settlement between the City and Branthaven resolves the issues in dispute between the City and Branthaven on the basis these parties will seek OLT approval of a revised development proposal and related Official Plan and Zoning By-law Amendment for the site. The revised development proposes the following:

1. Remove the extension of Oval Court to the north;
2. Removed the Oval Court Plaza from within limits of Sherwood Forest Park;
3. Increased the setback from below grade parking structures to the east lot line to ensure the protection of the cedar hedge located in Sherwood Forest Park;
4. Increased the step back above the 3rd storey to 3 metres for buildings fronting on to Fairview Street;
5. Establishes a pedestrian promenade linking Sherwood Forest Park to the proposed development; and
6. Provide design flexibility of the proposed towers while limiting height and location of towers abutting Sherwood Forest Park
7. Establishes Urban Design Guidelines for the site

Revised architectural plans can be found here. Perspectives and phasing plan attached below:

Parties are requesting the merit hearing scheduled for November 20 be converted to a settlement hearing, pending tribunal ratification to approve the revised OPA/ZBA:
