I am sure there will be concerns expressed about local parking and overspill into Sherwood Park. Sherwood hosts a high level of ‘footie’ activity with fields with full lighting, one of which fronts onto the proposed Developement, and triple domes in the winter. Plus the rugby club field (and social club!!). And a heavily used gym. Parking can be a real issue at times, before overspill from 8 towers takes place.

And then commercial services in the area….there are none existing at present. On site retail will arrive as buildings develop. The closest other site is the SW corner of Appelby and Fairview, a large square single story multi use collection of restaurants and services. I could see large scale redevelopment of this site to include some bigger box options.

Otherwise, it looks good to go from a zoning perspective. It will be a bit ‘lonely’ perched out on the end of Fairview, isolated by the rail line, hydro corridor, the GO parking, and the park.
 
Don’t assume that the residents will have need of the current services in the area as they will likely develop their own on-site and/or use the very handy GO station to get to a better location.
