Nice. They should carry the podium materials and composition around to the front so the building is coherent. Ditch the red brick boxes tacked on, in the previous rendering.

I think we all want the same thing and that is a redesign. One cannot achieve top of market pricing, with this design. I can already tell that the materiality of the upper levels will look cheap. The spandrel will be some awful paneling. Perforated metal panels will rust. And solid west facing glazing will be thermally inefficient and not allow sufficient fresh air flow. This design sets the project up for failure.

This one is back with a resubmission and new Arch. Drawings.
There are no huge changes however, a few tweaks on set-backs, a bit more room for sidewalk at the corner and a modest laneway widening round out the material changes here. Height unchanged.

The rendering is updated in the database. The details are taken from the architectural plan via Rezoning submission. Total height changed from 47.33m to 49.42m. The unit count changed from 30 units to 28 units. Finally, the total parking space count changed from 63 parking to 64 parking.

The renders hint at (faux) wrought-iron balcony guards which are always welcome imo... but while those vertical perforated metal screens may diffuse some light, they certainly don't qualify as architectural enhancement.
Ugly choice for an otherwise acceptable mid-rise for the neighbourhood.
