I feel like Niagara-on-the-Lake has something to model to Niagara Falls. I don't mean the rigid historicity of its core, nor its comparatively low density; but rather, a clear sense of what draws people to its downtown area; and what local residents appreciate about same.

Niagara Falls can be more open to significant size, and more open to modern architecture, while showing a greater amount of deference to cohesive architectural expression and planning (including massing, podium quality, and grade use/expression) that furthers what makes it a good place to live; and a quality tourist destination.

Some of that would be challenging to regulate; though simply incentivizing desirable choices by making them as-of-right, and reducing fees and approval times would go some distance in that direction.

Creating a design-review-panel may make sense.

Given the relatively (by Golden Horseshoe standards) low cost of much land in this area; perhaps more public ownership of key sites should also be considered in order to make appropriate development a condition of sale or lease.

There is also a need to plan for an LRT transit line in Niagara, and make sure one understands what a desirable streetscape and development pattern supporting that would look like.......as well as add some strategic lands
for parks, for moving parking further away from The Falls and placing it underground where possible, and achieving specific gains in cycling safety, retail that supports year-round residents, off-season vitality.
I always thought Niagara Falls was supposed to be a mini Vegas with a natural wonder of the world. So I expect flashy large casinos. I don’t know how much I expect from the locals.
 
Isn't the harder part financing the pre-development costs (engineering, legal, etc.). If you were to presell a bunch of units I don't see the construction financing being that difficult.

Construction loans with overall terms in which you don't go broke will be a mountain. Presales wouldn't make that much of a difference.

Niagara didn't use to have any casinos, and with that particular offering being dime a dozen in much of North America these days, I don't see that being the future draw for Niagara.

To me, the falls themselves come first; then you want to add complementary offerings for people who we be drawn to nature; you want to invest in the Bruce Trail, moving it off-road wherever possible, investing in trail heads with maps, seating and waste receptacles and providing washrooms at select locations too.

I think you want to highlight Short Hills Provincial Park, and enlarge it, adding a campground.

I think you want to celebrate history; physical beauty (Landscaped Niagara Parkway); riverine adventures, and then add a robust set of family activities, including amusement park variety stuff; as well as
movie theatres (somewhere to hide when the weather is inhospitable)

Casinos can be in the mix, but I don't see them as central to the story, and arguably less important the Shaw Festival, or Wine Country.

Most of the nature/wine stuff is outside NF proper, which would offer a more urban mix overall, as compliment to the Falls. But it still needs that mix to add vibrance, to create a desire to walk and bike around and see the sights.
Much of the current development discourages that by having poor grade-level expression, lack of street animation and humdrum aesthetics overall.

Not to turn this into a general Niagara thread, but are there any of these "over the top" Niagara proposals actually seriously close to getting to the construction point, or will they all just be in the fantasy realm?

Fantasy. I’d be happy if we could just copy and paste these proposals to MCC. Mississauga already has absolute towers curves and Rogers stacked boxes. Why not some neon and other weird shapes to go along. But this is all fantasy.
 
Some might think it’s trashy but I like it.
This is the kind of thing we need in the Entertainment District. Imagine an entire precinct of these wacky forms and lighting.

I think it’s pretty cool. But admittedly I am a sucker for neon pink and anything vaporwave.
Neon is super trendy the last few years. Part of that whole 50s/80s nostalgia.

But the podium, the most important part, is terrible. LOL

The rest we can discuss..............but I'm not budging on that part.
 
Yea, I gotta say I actually kinda like the tower.

As to the question about if any of these pipe dream projects are happening, I thought at some point someone mentioned that there was some sort of movement or action at the Stanley St project, on the old Crowne Plaza site. Could be wrong tho.

This city relies on the good weather days and it's been stormy lately as a metafore lol! This time with covid lock down and restrictions etc. That's what will kick start these big projects. Right now you have the Stanley District development digging a huge hole to accommodate three towers and the Vittoria hotel & suites adding on both sides of their 10 storey tower. They anticipate this city to grow to about 150.000 by 2050 from about 96.000 today! That's pretty good being far away from the GTA!

To be clear here, it's not that I dislike this or any other hotel project proposed for this region. It's my criticism stems from not putting the money where the mouth with these. As they should least make sure they're intending to go ahead with it...instead of trolling everyone along with fancy renders. Or they might as well add flying pigs to those otherwise.

I was never saying u did dislike it but you could also dislike away. I was merely saying I do like it, whereas it seems like the initial reaction to this pipe dream was subpar.

That said it is a pipe dream and everyone knows it so that probably does affect ppl's perceptions a little bit.
 
The tower looks like it got into a nasty punch-up and, while still standing, clearly needs to go to emerg. Those mashed-in bits on both the tower and the podium are incoherent.
