There is only one owner.... First Capital. It loses out on rental income, but there is no flipping to be had.

These buildings do get flipped. In this case, First Capital already flipped majority ownership of the rentals to CAPREIT. The point here is there's still deadlines to get this turned over and repercussions for the contractor if possession gets delayed. Time costs money and there's even less of that in rentals. Comparably rentals are being built faster than condos in Toronto.
 
This building has turned out to be such a pleasant surprise from beginning to end. When the Longo's opens it will be a boon to a neighbourhood heretofore enslaved by Metro.

Toronto development creates a new high street fit for King
For a century, a stretch of Toronto’s King Street West to the east of Dufferin Street was a dreary industrial zone best passed as quickly as possible. But it’s about to become the new commercial face of Liberty Village, one of the city’s fastest-growing residential areas.

The Kings Club development, by First Capital Realty and set to open in 2019, features a block-long, three-storey podium designed to be the high street of the community. It will include the downtown’s largest Longo’s grocery store, an expansive Canadian Tire, a Shoppers Drug Mart and a range of boutiques, restaurants, services and office space. Three towers of rental apartments with a total of 560 residential units rise above the complex.

Great Photo! Excited to get my Frescho/Longos/Canadian Tire Shopping done all in close proximity.


From what I remember, it'll be a shoppers, longos, canadian tire, and a winners.
