This is looking pretty flipping awesome.
1 minute drive to the Queensway, 5-10 minutes if you're walking. As for Office and institutional space, First Capital (the developer) has stated that they are very open to the idea, but according to them the city may have to compromise with additional residential density. The city has balked at that notion. Is there going to be office and institutional or will this area only be residential? How far from the Queensway is this? You'd think that eventually Toronto will have no choice but to put a subway going down Queen West and the Queensway. They could easily build density on the Queensway to support a subway too. It's ripe for intensification.
If only we had the sweat-inducing Miami Beach weather.... "frosted Miami Beach" under construction.
I'd have a Queen West subway snake down from Kingsway to serve Humber Bay, then snake back up along Park Lawn (serving Mondelez site) then head west on the Queensway. Is there going to be office and institutional or will this area only be residential?
