Note that this is a bit of pain; the applicant's reports applicable here address both buildings, effectively treating this as a single, 2-tower project; but it's actually been filed as 2 different applications. I'm going to treat this as one project for the moment; but we may need to separate them into 2 threads.

Don't have time for detailed thoughts, I'm late for the farmer's market! However, we all know what I think of useless parks, and this proposed one is no different, a single house lot, give me a break!

Wow! I think this developer is going to tear down most or all of the 16 homes on both sides of Denarda st to build these two towers on each side lol. I guess we're going to have more homeless people out on the street when this happens!

Any homeowners here would have been bought out, at a pretty handsome price. It's unlikely they'll be sleeping on the street.

That said, were it so, perhaps 'LOL' would not be the right way to end such a statement. (You are aware that means 'laughing out loud, right?)

Parden my joking around about the situation of a whole street of many homes being knocked down to make room for this development. Which will probably bring in about a couple of thousand plus people between the two towers when finished. But there also could be tenants renting out those homes too that are subject to leave because of this and that's not a good thing.

These look like if 19 Duncan and 1 Yorkville had shorter twin babies LOL
But seriously, not exactly sure what I think yet, but I do think if they used high quality materials it could be a nice project.

I rode the UPX at afternoon rush hour yesterday, and between folks actually going to the airport along with commuters going to Bloor and Weston stations, it was just as tight as the subway on an intense day (shoulder-to-shoulder standing room only). The quicker they get back to all 3 car trains (or more), and / or running a more frequent service (at least during peak), the better. It's great and valuable, and we need to treat it as such.

Remembering that while we've got this in one thread here at UT, the City has these towers as separate applications.

Both are the subject of Refusal Reports headed to the next meeting of EYCC:

Many of the comments are similar to those below. Streetscape, shadow etc.

Floor plate is highlighted as an issue at 848m2

Parks is refusing the dedication of a tiny park! Yes!

- City is fine with Mixed Use here and fine with a Tall Building.

- Does not like the transition to lower density adjacent, framing of streets, shadowing issues.

100% behind planning on the above.

Yay! Parks won't accept another postage stamp park here.
