At the same time, I think retaining independent ownership of storefronts on Yonge (be it the Zanzibar or any successor) is very important to urban vitality.

FIVE shows what happens to vitality when sites are redeveloped (single ownership results in the combination of units into larger, single-use units), so some caution does need to be exercised in the densification process of Yonge.

An appeal feels like a funny route for this, Cresford is looking for quick approvals. OMB isn't the way to do that, unless they are looking for a quick settlement somehow.
 
No, generally Cresford doesn't ever do the board but I believe in this case they are. I could be mistaken though.

Board or no board, this is going to get a haircut so it'll be interesting to see how things progress. They've got until March 31 to appeal (90 days from 3rd reading) should they go in that direction.
