Don't think it really matters how close this site is to another site improved with a 200 metre building. One is at a major intersection. This fronts two local streets. Simcoe which is not a through street can get clogged with truck traffic and you have the lines at the US Consulate.

Not sure what to say about the heights. 54 does seems very high in comparison to it immediate surroundings which ranges between 25 and 60 metres.

This is a nice area create something different. No more blue green glass style building please!
 
Absolutely love this. HP really pushes the best stuff in this city on a consistent basis. No wonder more and more developers are choosing them. Other firms really need to up their game. In terms of density and all this would be a great place to add density and clean up the pedestrian experience here. Walking around this area is very undesirable. Just west of University along Dundas really needs to be cleaned up.
 
The giant deadzone in front of the precinct is horrible. Always so sunny, the sewer reeks, it's so windy and barren. Honestly one of the worst stretches, but the rest is fine. Has lots of liveliness right to Spadina. It's the only spot in desperate need along there.
Plant a tree or two please officers.

Have to agree. IMO they're at the head of the pack when it comes to larger firms. Maybe they'll force aA to step their game up.
 
It's not everyday I'll say this about a condo project in this city but this project is an absolute stunner. Looking forward to seeing plans, but those renderings are very promising.
