I've got to be honest here,, I don't see the justification for designation.

I don't think most people in Toronto would either.

The updated design was also shown in the architectural reports dated July 12th, 2023:

Major updates:
- Smallest tower (Easternmost one) is now much taller
- East-side park that was facing the single-family homes is now moved to the north of the smallest tower
- Northwest POPS is now half POPS half public park
- Will be built in phases, with towers C and D (The 2 smaller ones) being built first.
- Modest height increases across the other towers

The increased height of the smallest tower and the moving of the Eastern POPS to the north side has a double effect of making the shadowing concerns on the single-family homes on the Eastern part of the area worse. I imagine this will be a point of contention for city council, and could require further design changes unless they go to the OLT to fight any refusals. The heights of the other 3 towers seems ok, especially given they're right next to the intersection of 2 future mass transit lines. No retail is proposed for this site, but the Crosstown Community site across the Don Mills-Eglinton intersection has tons of future retail coming up and the proposal immediately to the south also has some retail (Not to mention all the existing retail within walking distance)

So we have 4 towers, 60, 57, 50 and 45 storeys. Heights are 196.2m, 187.2m, 162.2m and 147.2m. From the architectural drawings.

Full credit to @James1256 for flagging the resubmission; I will now add some additional material.

First, the Cover Letter from June summing up the changes:

Comments:

While the park isn't completely useless at 15,000ft2 in size, it's still not the right way to handle parkland in this area. This should be an offsite acquisition to expand nearby parks in order to add needed amenities. A modest tot-lot could still be situated on site.

Parking has declined by over 100 resident spaces even as unit totals are up +392 (not a bad thing at all)

2 of the towers have seen their floor plates come down to under 800m2

The other 2 have not.

Still no retail at-grade

***

The big win here is all the parking going underground; but this still needs significant further revision to be remotely decent.

Parks, and Retail remain clear sore points.

Elevator Ratio as amended:

Building A/B .87 elevators per 100 units

Building C/D: .93 elevators per 100 units

(both buildings have 12 elevators, six per tower)

@Art Tsai ; another one for ya

I'm not understanding the heights for this project that have been posted... The architectural plans clearly show the tallest tower to be 196.2 metres, but the height posted is 175 metres?

@Koops65 ; if you want the title updated, you have to flag an Admin, or the thread starter (who can edit a thread title).

Sometimes updates don't get noticed, or an admin. just gets busy...........

But in this case, let's flag the issue to @Art Tsai

According to the most recent OLT hearing decision (From December 6th, 2023), the developer is working with the city and there will be another meeting on March 25th, 2024 where there should be a final decision. At least, that's what I think this section says:
