The prehearing with OMB is now on Nov 10. This project needs to start building already, I bought a one-bedroom here for my future home.

As the pre-hearing will become a ratification of the settlement, you can expect the OMB to release its positive decision ("oder") a couple of weeks later… but there will then be the conditions placed on it as requested by the City re: things like a Section 37 agreement being made. Those things will take a few months to take care of. With excavation permits, a dig could start before spring 2018.

As noted above, this was a prehearing and there seems to be an agreed settlement so in due course this will get approved by the Board. Look at the Council decision above for most details. It takes several weks for these to be posted and then the develooer and City need to deal with the detailed site plan. I would be amazed to see any excavation before summer 2018.

So basically there are no objections to the current plan and they're happy on all points so what's next? It says the developer will work with the city to finalize the plan but there doesn't seem to be any further changes required (other than the setback on Esplanade).

Received notice today that re-zoning is approved, drawings complete, and building permit application submitted. They are also hoping to begin shoring and excavation this spring once the permit is issued by the City.
