I'm just happy this building sprouted out a dilapidated surface parking lot. But sidewalk improvements will always be welcome.
 
I passed by the other day and caught the balconies.

While I LOVE this building I feel like the balcony material selection was a miss. Between the clear glass and heavy black framing, IMO, it creates a very busy look and distracts you from appreciating the beauty of the building’s envelope.

Wait until it’s occupied. I’m sure some balcony clutter will “help distract” some more. :)
 
From the renderings it appears the front of the balcony glass is a frosted white while the sides where clear. And neither had black trim. That would have been a more dramatic effect, IMO. Now it looks like a case of these balconies don't belong to this building, making it bothersome to look at. /sigh
 
The wood poles must be temporary while they relocate to new bases and keep the existing pole?
I’m looking forward to this SE corner of Front and Church being a little wider.

Yes, of course they are temporary poles - all the poles on Wellington and up Church to King are being relocated as part of the ongoing major streetscape project. Hydro uses wooden poles as temporary ones (though their definition of temporary can last several years! Not in this case I would say.)

Sorry to go off topic, but what are those ugly streetlights on the wooden poles? Do you have idea why they're there and if they're temporary?
Yes, they are temporary while the major streetscape project on Wellington and Church moves onward. ALL the poles are being relocated but to have some streetlights and have traffic lights they put up temporary wooden ones. Relax!

That's a relief. Unfortunately, Toronto Hydro loves to replace good lighting with utilitarian poles & luminaires. Good thing that's not happening here!

Yes, THSL are VERY difficult to work with and have absolutely no sense of civic design. The new lighting on Wellington would have been concrete Acorns or Cobras without s 37 $$$ and the support of the SLNA and BIA.
