Anyone have any insight as to what's actually happening here? The shopper's has been shut down for at least a year - and there's been almost no progress on site.

There really should be a tower on the back of this site, with the heritage buildings on Yonge given a full renovation a la Five.

They were stripping the inside when I pass it on Sat. Taken their sweet time on this one.

Yea a tall building could go up behind the buildings like Five, but is it require to do so in the first place other than one wants to see tall buildings??

Love of tall structures aside, this little stretch south west of Yonge and bloor and north of st Joseph does comparatively seem a little in need of ... Something. Charles east of Yonge is exploding but Charles west of Yonge seems a bit neglected. Especially this old building and the ones immediately south of it.

tbh Charles west of Yonge has very little land to develop. There's the Victorian homes beside this Shoppers and the plaza across the street from them, plus a small Second Empire townhouse and the currently under construction rental tower at St. Thomas. Otherwise you have either large towers already present or Victoria College lands. East of Yonge there's smaller apartments and more old homes that can either be demolished or used as condo bases.

Ive always rather likes Charles St. I wouldn't like to see what's left of the charming old low rise homes and apartments destroyed. Plus we need a mix of incomes and what about the displacement of the existing tenants eh?

It turns out that this building renovation and redevelopment has been designed by BrookMcIlroy, and that it's going to be a Cross Laminated Timber building. Cool.

From http://brookmcilroy.com/projects_project.php?pid=9 :

In 2013 Brook McIlroy was retained to design and construct a new flagship retail building at the corner of Yonge and Charles Streets in downtown Toronto. The project incorporates an existing heritage listed building into a new 3 storey mixed-use development. The designs primary aim was to retain and restore the 1880’s heritage facades which are located at a key Yonge Street view terminus.
The proposed building integrates the rich heritage character of the original building with a new contemporary, historically sensitive infill. The construction approach uses innovative new building technologies such as Cross Laminated Timber (CLT) to take full advantage of the heritage structure and to help address the limitations of the site.

I'm guessing this'll end up being some sort of experimental Loblaws / Shoppers hybrid, or maybe the Loblaws version of WholeFoods with all that timber going in. They probably designed a standard shoppers in 2013, loblaws got ahold of shoppers sometime in 2014, which probably caused a redesign - which might explain the store sitting empty for most of 2015.
