SPA resubmission with the following changes:
  • Site A (northeast corner of Yonge & Newton) increased from 14 to 15-storeys due to indoor amenity in the mech level; height decreased from 54.36 to 52.04m
  • Site B (southeast corner of Yonge & Newton) remains 14-storeys with a slight height reduction from 53.8 to 51.5m; Site B includes a 15.2% parkland dedication on the eastern portion of the parcel
  • Total residential units decreased from 549 to 461
  • Total vehicular parking decreased from 273 to 117

There is onsite parkland here already. If moving that offsite was accretive and supported by city staff then we would consider it.

In that case, I will put in for one of two off-site choices.

1) Enlarge Centre Park. Its small and would benefit from strategic expansion, its only 2 blocks south of this site, on the same side of Yonge:

2) As a fall-back, if the City hasn't completed all the acquisitions, Golding Park just to the west of Yonge would benefit from enlargement within its block:

If either of these sites was looked at with a lense of cooperation with other developers and/or looking at one park's enlargement to satisfy multiple projects of your own...

A much larger quality of life gain/amenity gain is possible.

Obviously you would also want to make use of the no longer park space on this site, and I think that's supportable.
