New to the AIC is this application for a two-tower development with towers at 25s and 35s, just south of Finch on the west side of Yonge.

Comments: What's to say? Almost certainly an exercise in making the site more sale-able/flippable.

This is a very basic conceptual massing.
 
I really hope this is just zoning exercise. I really dont even want to get stated on this one.

On a side note, I do love waking up to @Northern Light posts on new applications. Cant lie, I always look forward to it.
Maybe to beat IZ? We should see a few more like this across the City in the coming weeks.

Side note, I agree, @Northern Light belongs on Urban Toronto's Mount Rushmore.
 
I lived on Santa Barbara Road -- that's just two blocks southwest of Yonge/Finch -- from 1978 to 2004. It's surprising to me how much has changed since then. Amazing and fond memories I had in an area generally bounded by Steeles, Willowdale, Sheppard and Senlac.

For the Community Consultation meeting, Applicant:
- increased their West Tower's northern buffer from 10m to 12.5m from property line - likely because this will be Phase 1 to be built first
- kept East Tower's (along Yonge St) northern buffer at 5.5m from property line. Here, City's rule requires 25m separation between towers (which they honour between their East and West Towers) and generally means 12.5m when dealing with adjacent properties who are expected to buffer by 12.5m as well towards that 25m distance between towers. NOTE: 25m rule does not apply to podium portion.
--- By only proposing 5.5m instead of 12.5m, this Developer is giving themselves a much larger condo tower floor plate,... at the expense of their neighbours to the north!

Here, I would expect City Planning to force them to narrow Condo Floorplate of their East Tower along Yonge so there's a 12.5m northern buffer to property line,... this would allow future northern tower along Yonge St to be larger (more property area when assembled) and also allow public/POP plaza at southwest corner of Yonge and Finch. Another option is for this Developer to acquires the one property directly north.

Image show Pink Property Lines of this block,...
- shows the current "laneway" behind stores is not a City Laneway but actually a private passage going through 6 properties,... the 5 property owners to the north of this site are concerned about access during and after construction.
