How does a one-story building find itself on Yonge?
Well if they are UrbanToronto members, they have to work very hard at looking down to the street instead of up to the sky. Oh wait, you were asking how a one storey store finds itself... probably by consulting a retail guru (and google maps). ;)
 
So am I correct in assuming that they also own 431 Yonge (down the street from this proposal), and made a deal with the city to knock down the present building in order to expand the public space next to it?
I hope you're right, or that's quite the lawsuit coming up!

Everything i like to see in a project: a well thought-out concept, use of alternative materials / finishings, setbacks from the existing heritage builds, good proportions. It's also nice to see buildings oriented off the main N-S axis. Also, the off site parkland dedication is great news for area residents.
