observation monitoring caps like that usually have an iron rod below it that surveyors use to ensure that the ground isn't moving, They usually install them around excavation sites in urban environments to ensure the ground around the pit isn't moving.

It isn't to monitor water levels. Now why they were installed here, I don't know.

In addition, that lot west of Albert Standing Park is west of Beecroft and thus outside of the North York Secondary Plan area,... thus, no large 100m high development allowed,... only 4-5 storey max on Sheppard West. Thus, likely usage there is Section 37 parkland "donation". It's likely that this lot would be used as the 4800 Yonge Street development's Section 37 community benefit "donation" to the city for park land expansion of the existing Albert Standing Park.

Looks like the owner of the site is looking to erect an 18 story condo. There is a development sign in front of the old "Pourquoi Pas" restaurant.

Actually 14 storey condo with 182 units and 4 storey townhouse on Bogert. 53-63 Sheppard and 62-68 Bogert - this site west of AlbertStandingPark is west of Beecroft and thus outside the North York Secondary Plan area - townhouses are not allowed on the site, condo's not going to happen! The only thing they're allowed to build on the site would be 4-5 storey.

For this site, 4800 Yonge -southwest corner of Yonge & Sheppard,.... Menkes is moving fast,... compared to previous owner OMERS/OxfordProperties who held the property as parking lot since 1990s when Nestle Twin Tower phase 2 was halted because office market tanked,.... Anyways, Menkes already been in contact with City Planning with this proposal,.... Menkes *should* finalize their initial proposal in terms of height, total storeys, usage by end of July. It will be *mixed use* with retail, office and residential condo,... Menkes now need to figure out proposed height and mix,.... This land is zoned for all office only - no residential,... as was Gibson Square,... with what Menkes has been proposing thus far,.... this will likely go OMB as per Gibson Square.

Earlier this month, red drilling truck was here for water level testing. They focused on southeast, southwest and northwest corner,.... did not touch norteast corner closest to the corner of Yonge & Sheppard intersection,.... hmmm,... does that mean public square at this corner????

Nope,.... no subway tunnel underneath that northeast corner of the lot closest to the Yonge & Sheppard intersection. But they did have to be very careful drilling at the northwest and southeast corner due to subway tunnel nearby,....

Attached is photo of Yonge & Sheppard intersection about 15 years ago when they were constructing Sheppard Stubway line and these are the WYE tunnels for northbound Yonge to eastbound Sheppard along with eastbound Sheppard to southbound Yonge turning tunnels. In this photo Yonge is the main street through the middle and Sheppard is the artery on top (Sheppard East untouched - Sheppard West detour shifted slightly south). North is at top. 4800 Yonge is southwest of Yonge & Sheppard intersection.

Note: HullmarkCentre at southeast corner of Yonge & Sheppard left their WYE subway turning tunnel alone by not building anything directly over it except a public plaza,.... and part of a one storey grand hall - lobby for their north tower office tower.

Yes, the aerial photo clearly shows the subway tunnel I was referring to at the northeast corner of the lot. No, it's not directly at the corner, but that's just a technicality. And so is calling it a WYE tunnel. Only subways use it.

Like I said, they weren't drilling for water anywhere near that northeast corner of the lot,... closest to the southwest corner of Yonge & Sheppard. Drilled for water level at all three other corner of their lot,...... as I recall ditto for the yellow earth sampling drilling truck earlier this year,.... they both avoided drilling at that northeast corner of the lot even through there's no subway tunnel directly underneath,.... thus, I'm speculating they don't intend to build anything at that northeast corner of the lot,.... and if they don't build anything there, it'll likely be a public square somewhat similar to the public square at HullmarkCentre across the street.

Nope,.... Automation Gallery, you're basically wrong again!

Currently, North York tallest is HullmarkCentre North Tower at 168m which comprise of 12 storey office tower with 33 storey condo tower on top. Due to higher ceiling height, 7 storey of office floor is generally equivalent in height to 10 storey of condo floors. Thus, the 12 storey office tower of HullmarkCentre North Tower is equivalent to 17 storey of condo floors; add 33 storey condo tower on top of this an you'll have 50 storey of condo all within 168 metres,.... which is what Menkes is proposing for the southwest corner of Yonge and Sheppard.

Menkes is proposing that 4800 Yonge (southwest corner of Yonge & Sheppard) matches the HullmarkCentre north tower (directly across Yonge Street) at 168m but with no office component on land zoned for office only,... just 50 floors of residential condo with limited retail space on ground floors,.... similar to Menkes GibsonSquare project (twin 42 storey condo towers on land formerly zoned for office only). They'll also need 5 floors of underground parking (HullmarkCentre has 4 floors of underground parking, EmeraldPark has 6 floors of underground parking,... deepest is Shangri-la with 8 floors of underground parking)

Needless to say, city rejecting proposal and this one going to OMB.

there hasn't been an application to the city yet. How do you know this, especially that it is going to the OMB. I can see that being a likely result given the cities preference to retain employment uses, but it is not a foregone conclusion.

The land is zoned for office use only. Seriously,.... you think the city will accept a 50 storey residential condo development application from Menkes for land zone for office use only,..... Seriously??? City is opposed big time to this development proposal,.... Menkes will take it to OMB as they did with GibsonSquare to get that condo development on land zoned for offices and that one also broke the 100m height limit in North York Centre,...... this one going to OMB
