I checked, no new Docs submitted yet, that I can see........
The current proposal at 10.36FSI density is about 3 times the 3.5FSI City allowable density here,... while OMB/OLT will likely grand Double Density for this area,... to get down to about 7.0FSI Mr.O will have to acquire significant portion of the 1/3 of this block not part of the original proposal or density/height transfer from other sites he owns within North York Centre Secondary Paln or chop his proposal significantly,...
Also, during the January Community Consultation for this project "- Cllr Filion also stated City has all the properties required for the Doris South Extension through TradeWind Ave,... that's false! The City still does NOT own 69 Glendora Ave - lot at southwest corner of Glendora and Tradewind Ave."

Curious details in the Block Context Plan for the possible future of the surrounding lots:
69 Glendora Ave is the last lot the City needs to complete the Doris South Extension - planned for since the mid-1990s!!! And now City won't get that property until after OMB/OLT decision in a year or more - nope that's just for rezoning - massing, built-form, height, density,... then another 2 years to get Building Permit to start construction with conveyance of any land (69 Glendora) due to the City prior to issuance of Building permit,... that's gonna push all these projects further back!
Construction Phasing Strategy:
• Phase 1 - Doris Ave Connection to Tradewind Ave Extension (2023-2024)
• Phase 2 - Beecroft Extension to at least Turnberry Court to connect to Cummer Ave
(2024-2026)
• Phase 3 – “Transform Yonge” (2026+)

As per my previous posts on a nearby thread with regards to Mr.O's properties all along the west side of Bonnington Place - needed for this same Doris South Extension,.. Mr.O wasn't treated very nicely by the local Councillor nor CityStaff,... and now he has the City by the balls,... again!

Anyways,... Mr.O been a realtor since 1981, top in Willowdale - dealt with more Willowdale condos than any other realtor,... this guy is an expert negotiator,... here while this project is at OMB/OLT,... as Lobbyist - he's still willing to negotiate with City to get his project done! Meanwhile, the longer the City stalls the longer it takes to get Doris South Extension done.
Yeap, I'm weird,... some people like watching Korean Drama Shows,... but I find North York Development to have more drama!
