Submitted back in May. 5 storeys seems short, anyone know what this site traded for?

5 floors on this lot seems about right as this is really the final piece of the recent development of town-houses further north and east of this small site. It was used as a staging site for the earlier construction so may not have changed hands recently.

Apparently it traded to FORTY-ONE RIVER STREET (GP) INC. on March 31, 2016 for $2,000,000. I wonder if it was an actual sale to a different or just a transfer of title etc. The SPA app was submitted on May 27, 2016 so they almost had to be working on this before it the land legally traded hands.

Are we looking at a partly wood façade there in that rendering?

According to the SPA, it's brick. The only wood on the exterior is for the doors. (Recalling a conversation I had with an architect specializing in wood, I don't believe it can be used as an exterior cladding material under the new mid-rise wood-frame building code. Non-combustibility stuff).
