Elevator Ratio: 5 elevators 636 units is 1 elevator per 127 units.

@NL That ratio isn't too bad if they install high speed motors for those elevators... but it would quickly get unacceptable when one (or more is down or reserved for move-ins/move-outs.

What's weirder though are the quite deep podium-level units, not just what would have to be tortuously small bedrooms in that corner unit you're highlighting, which maybe is why they've gone for office-height floors there, to get the natural light to travel further back? Why have a bulky podium if the resulting units are going to be weird as hell? Just go with a large second floor for amenities, then pull back right away for the tower floors...

In 2018 & 2020, during TransformYonge (reducing Yonge Traffic/Parking Lane to add CycleTrack Bike Lane) debate,... the alternative was TransformBeecroft that added bi-directional bike lanes along west-side of Beecroft (due to roadways from the west dead-ending or looping-out just before intersection with Beecroft - this west-side of Beecroft would provide safer long continuous bike lanes without Cyclist-Vehicle Conflict Points - ditto as it does now for safer long continuous Pedestrian Sidewalk),.... to add bike lanes on Beecroft, CityStaff argued they needed more to widen City Roadway at this north-west corner of Finch & Greenview/Beecroft, to which CityStaff insisted on adding the cost of expropriation for all the lots required! When CityStaff only needed the first 10-15 feet of frontage lot,... which of course over-inflated the cost of TransformBeecroft!

"The estimated capital cost of constructing the secondary alternative "Enhance Yonge and Transform Beecroft" is $85.2 million, including $58.8 million for Yonge Street and $26.4 million for Beecroft Road. The estimated cost includes detailed design, municipal servicing and utility relocations for both Yonge Street and Beecroft Road, as well as property acquisition costs associated with properties on the west side of Greenview Avenue."

Anyways, now with Premier Doug Ford forbidding the addition of bike lanes that would eliminate Traffic lanes,... TransformYonge seems dead. So maybe focus on TransformBeecroft! Notice the renderings include bike lane on Greenview/Beecroft

Anyways,... with City still requiring land from 2, 4 & 6 Greenview for Beecroft North Extension,... now CityStaff decided, they don't need to expropriate the entire lots,.. but just the much cheaper frontage strips of land! In these documents, City aim to expropriate all of 2 & 4 Greenview but only frontage part of 6 Greenview,.... 2 & 4 Greenview were initially full lot expropriation but City backed down when Mr O threaten to sue!

May 24, 2022: "Expropriation of Properties for the Extension of Beecroft Road – Stage 1",... "This report seeks authority to initiate expropriation proceedings to acquire fee simple interests from the properties municipally known as 2 Greenview Avenue, 4 Greenview Avenue, 6 Greenview Avenue, 18 Greenview Avenue, 22 Greenview Avenue, 24 Greenview Avenue, 36 Hendon Avenue, 38 Hendon Avenue, 41 Hendon Avenue and 5754 Yonge Street"

Mr O fought to keep as much of 2 & 4 Greenview for redevelopment,... so here we are,...
February 1, 2024: "Letter on behalf of Owners of 2 & 4 Greenview Avenue, Toronto"
err,... given how the City got burned when expropriating Mr O's land along west-side of Bonnington Place,... the City backed down when Mr O threaten to sue!

I also note, this Proposal includes a park-like open space at north-west corner of Finch & Greenview/Beecroft,.... perfect for feeding the pigeons!

Err,.. that's an inside joke for the Locals! Since this site has problematic pigeon feeding - some little old lady dump pigeon feeds here, that attract rats and support the local pigeon population so much - that pigeons line the electrical wires at nearby Yonge & Finch intersection poop bombing pedestrians below! Apparently, the local City Councillor Lily Cheng who has nothing else better to do decided that the City should lace pigeon feed with birth control - of course, that project failed, but let's keep sinking in more Toronto Tax Payer money into failed projects,..
