One thing is certain here; this doesnt look like it will be Iconic in any way, shape, or form.

Revised proposal for LPAT hearing: a 17-storey residential building with a 2-level underground parking garage total GFA of 10.717.30m2 (FSI 4.51) with a 96 vehicle parking spaces. Note, the tower with shift slightly to the east to increase the west side yard setback to 10 metres.

Shame the developer was unable to purchase that house--would have made for a better parcel. That owner missed their chance to sell. When this building goes up, their house will lose its development potential. Its value also takes a hit in the eyes of anyone in the market for a detached house. Not exactly fun being right beside a large building with windows staring into your backyard.
 

From the decision:

The Appellant has also agreed to a commitment for traffic demand measures and a contribution of $50,000
towards a bicycle sharing initiative.


Not sure if this is something novel, or funding for a Bikeshare Toronto station.

The set-back was being asked for next to a site on which a tall building is not feasible.
