The proposed rezoning appliaction for the additional residential apartment buildings and a block of townhouses. At the north-east corner, a 16 storey residential apartment building with a 9 storey podium that will inculde retail at grade along Dufferin Street is proposed to create 239 residential apartment units. A second building comprised of 23 storeys with a podium that ranges from 6 to 9 storeys is proposed at the the north-west cornerand will add another 265 units. The proposed redevelopment of the site will have a total fross floor area of approxmatel 59,290 square metres which includes the existing building and retail.

This is an intensification of a tower-in-the-park site on the northwest corner of Dufferin and Playfair, just a bit south of Lawrence. The Google Street View image below is looking southwest at the site.

When did all these tower intensification projects start popping up? Was the Tower Renewal Initiative part of the cause?

Or just general demand for housing and a successful precedent example (like how Lightbox changed zoning in the Entertainment district)?

Fascinating that very little has changed regarding these properties until the last few years.
 
They actually started popping up around 2000 at the very start of the boom. There simply wasn't a drive to build rentals at the time. Most of those have remained dormant since.

305 Roehampton was built many years after if was first proposed and built. You have long approved infill towers for Main Square, Dover Square, Gates of Bayview, 1200 York Mills and that's just the ones I remember (and my memory isn't that great either)
 
The onslaught coming now is simply more TITP owners realizing that the City is receptive to intensification of their sites now, and that they stand to reap major financial benefits from that. Lack of greenfield sites to build on will drive these redevelopments, along with shopping centre sites, all across the GTA for years to come…

The city has been receptive for many years. The onslaught is due to a booming speculative, rental building market that has seen building values explode. Upzoning increases these values even further for older landlords to increase their potential sticker price or like the new owners (that probably paid a little too much) to make the numbers look better on paper.
 
I just wish given the proximity of this site to two subway and one LRT stations, the existing tower was demolished and the whole site was redeveloped from scratch with a more urban feel.

Another new development proposal is adding to the growing list of proposed and active infill projects for Tower-in-the-Park apartment sites across Toronto. The latest was submitted to the City earlier this week by Pinedale Properties, seeking a significant intensification of their site at 3000 Dufferin Street, a short distance south of Lawrence Avenue West in North York.
