SmartCentre just keeps going, this is one of two additional sites they have registered to lobby on today, with the Lobbyist Registry.

This is a large outdoor shopping centre at the south-east corner of Lawrence and Keele.

So, an application for a single building, labelled as 'phase 1' has gone into the City and is in the AIC, its for 25s, on the Keele frontage:

Yay to the idea of redeveloping and intensifying this site.

Boo, however, to this throwaway quality proposal for a phase 1 building.

Note that even in the render, they honestly show hydro wires remaining above ground on the Keele frontage, which precludes street streets.

No retail is shown on the Keele frontage

For reasons I fail to understand, parking is above ground in a parkade.

No, no and no, in that order.

This one needs to sit on ice until a proper Master Plan is complete for the entire property, and, this proposal, at the minimum, reflects burial of hydro wires on the adjacent street frontage, proper streetscaping, buried parking and plans for a future 'high street' treatment along Keele.

I like the multiphase approach, but yeah, I don't care for this first phase, which is entirely residential. This is especially with Keele Street having scattered retail along both sides south of Lawrence Avenue towards Ingram. Overall, this is alright, however.

Though I don't like the overhead wires either, that's on Toronto Hydro. Even the Viva Rapidways, with all that work rebuilding the streets, kept the poles and wires up for the most part.
 
Amir Remtulla has registered to lobby, on behalf of Smart Centres for the property at 1275 Lawrence Avenue West. This is a legally discrete property from North Park Shopping Centre, however, it is immediately adjacent.

As such, I thought I'd just stick it here for now, on the assumption they will be planned together (though I don't know this to be the case)

The Wal-Mart of Northtown is to the left in this aerial image, which may leave the impression 1275 is a small site...........it's not:

It's close to 50,000ft2 in its own right, which makes it, probably a 2-tower site.

1275 and the larger walmart lands are owned by the same entity
 
This one was appealed to the OLT ages ago.

No merit hearing yet scheduled, the second CMC is calendared for April 29, 2024.
