Another residential development coming to the Main and Steeles area, immediately north of Shoppers World.

Proposing 400 residential units, with 470 square metres (5059 square feet) of ground floor commercial. Only 234 vehicle parking spaces and 215 bicycle parking spaces. Even in Brampton, city planning will allow for parking allocations well below the total number of housing units. (The transit here is pretty good, at least.)

To the north is a retirement residence; to the west is a 1980s subdivision.

Planning staff are recommending approval of a scaled-down development on the site:

The report recommends approval with revisions to the Zoning provisions, including: 
A reduction in height to from 26 to 23 storeys to ensure the proposed development is more compatible with the existing residential single detached homes adjacent to the subject property.
An increase in tower separation distance that will improve privacy for the proposed apartment units, and also reduce shadow, wind and visual impacts to the low-rise dwellings on Hodgson Street terms. 
Maximum area requirements per floor, and minimum setback provisions (rear, side and front yard), to ensure the massing of the towers are appropriate. 
The use of a ‘Holding (H)’ zoning symbol that will be lifted once vehicle access issues for the site are resolved.
 
More revisions at the latest CoA meeting:

The applicant and landowner have submitted a Minor Variance application for a revised high-density residential development proposal with the following key characteristics:
• Residential development for two towers of 25 storeys (80 metres) including 12 storeys podium and two back-to-back townhouse blocks;
• A gross floor area of 48,500 square metres; • 652 apartment units and 28 townhouse units (680 total);
• 238 vehicle parking spaces and 102 bicycle parking spaces;
• Floor Space Index (FSI, being the ratio of building area to site area): 7.62;
• Building Coverage: 53.40%;
• Landscape Area: 24.9%
• A tower separation of 20 metres

Holy angular planes! It also now include back-to-back townhouses where that was a planned green space.
