Hideous building. The only thing good about it is the street level. And that's nothing special.

Dash Developments Propose Tower at Queen and Sherbourne | UrbanToronto
On the southwest corner of Queen Street East and Sherbourne Street in Toronto's Old Town, Dash Developments have submitted a Zoning By-law Amendment application to the City to facilitate the redevelopment of the site with a 31-storey mixed-use condominium building of 340 units.

The city now asks for block context plans in new DevApps. This one had a projected redevelopment of the entire block. Means nothing at this time, but it is interesting to note the projected density.

Collectively, that could be a lot of shadow on Moss Park, I forsee issues if all that potential development came forward.
Its a good illustration of accumulated effect.

I wonder if they are accounting for portions of Moss park on the south end that would theoretically be reduced in place of the new Ontario line stop.

The renders show an approx. 45 floor tower... not 31.
