Without the longer vertical bands and arches at the corner, this new iteration doesn't work for me. It sort of just ends up being a bleak grey structure. I'm fine with the general massing and shape, but they need to change it up to red or brown brick instead.
 
Looks like 19 Alexandra was purchased for $5.15m end of May (the first house behind the former funeral home). I assume this may form part of a broader assembly.

Perhaps they are thinking a tower here and need the house for the 20m setback to neighbourhoods...
 
I'll be happy if they scrap this increasingly lifeless design concept and start anew, with also a bit more height.

Amdev remains involved, joined by Rockport, but Studio JCI is out and Montgomery Sisam is in. This has morphed into Seniors housing and is now a 13s proposal.

I like this philosophy. It's how we got to see a 326.5m proposed tower turn into two story store front over here...

The current design is too tepid for the area, It almost looks like it could be some government building or subsidized housing. It's not inherently bad , but underwhelming for this lot.

Id prefer somthing like 2781 Yonge but with brick and/or a deep orange-red/terra cotta stained precast instead of the off-white precast.
 
Fun Fact. This site was supposed to be adjacent to a TTC Subway station, but - "Lytton Park residents originally organized as a community group in the 1950/1960’s to successfully oppose a proposed subway stop that was planned for Lytton Blvd and Yonge St. The “station”, next to Snider Parkette, became a service-access only point for the Yonge line."

That's why there's such a big gap between EGLINTON and LAWRENCE subway stations on the Yonge Line.
 
Looks decent to me. It's a funny area. The retail south of Lytton is busy with a lot of pedestrian traffic all the way south to Eglinton. North of Lytton, there is very little in the way of retail & pedestrian movement all the way to Lawrence. Height, setbacks, tiering to residential all look good to me. I just hope that if this gets approved, we don't see a CofA ask within a few months for an additional 5 storeys.
