Comments: Height is out of step with recent builds and recent proposals (adjacent site is applying for 14s); I would be very surprised to see the applicant get 22s here.

The building its replacing is no loss at all; however, the proposal lacks any charm at podium level. The current properties to the south have some measure of charm, the height and materiality of those podiums should have been considered
inspiration for what might go here, at the podium level.

The tower is ok'ish.....would be fine plunked down in NYCC, doesn't read as a great fit here, to me.

Landscape Plan is mostly solid, very high soil volumes, silva cells, irrigation. I take some issue w/the species choice for the trees; mainly because they are again mis-characterized as native.

One clearly is not; and one is a cultivar of a native. Such distinctions may seem pedantic, but they do matter.
 
I think this could turn out being better than Minto's building at Yorkville if the glass quality is on point here, but there's no doubt the podium is outright bland and leaves a lot to be desired.

The height is definitely out of step for the neighborhood, but then again this is right next to Summerhill station so there's that point to consider.
 
It's interesting that the retail space has been subdivided so much on the proposal, 502 m2 across 5 units?
 
I like the curves higher up, but somehow it looks bland at street level. What's happening with the two older buildings next door? It seems the renderings are showing it beside buildings that don't actually exist, or am I just missing something?
 
Certainly a good thing at Summerhill station. That's a pretty sleepy station. It does not even have connecting busses other than the one that mirrors the subway.

If you ask me it is not pedantic and I get upset reading thread after thread you identifying these landscape architects having no clue what species are natives or not. It seems like it should be standard knowledge that professional consultants should be aware of.

I often go and check who is the landscape architect in such cases, and certain firms seem to be repeat offenders, which I am definitely keeping a mental note of.

The City has received a Zoning By-law Amendment application to allow for the construction of a 22-storey (74 metre excluding the mechanical penthouse) mixed-use building containing 185 dwelling units and 600 square metres of non-residential gross floor area.
 
Normally I'd heavily prefer traditional designs over modern designs for this area of town, but this would be stunning if it turned out exactly like the rendering.
 
I love that the Yonge frontage is all retail with good setbacks, transitional plaza spaces, and new tree planting and gardens. More homes near transit. Still too much car parking but the reduction to 52 (from 66) is good. Approve it. Build it.

Three elevators for 273 units, so that part of life here should normally be fine.
