In response to evolving land use policies, a redevelopment proposal by Trinity Point Development for 1220 Yonge Street has been scaled up from the previously proposed 22 storeys to a more ambitious 35 storeys. This increase is a response to the site’s location within the Major Transit Station Area (MTSA) of Summerhill subway station. With the Provincial government having mandated that municipalities accept greater density around transit stations, this is one of many previous submissions around the GTA that have been subsequently increased in size.

Situated at the southwest corner of Alcorn Avenue and Yonge Street, the assembled lot spans 1,365m², currently occupied by low-rise commercial structures typical of Yonge Street's Summerhill neighbourhood.

The initial application in August, 2022 proposed a 22-storey mixed-use building, illustrated below.

Designed by BBB Architects, the revised proposal calls for a new height of 126.85m, up from the initial 80.3m. This would facilitate 273 residential units, a significant increase from the previous 185 units. With three elevators, there would be one for every 91 units, indicating minimal wait times for residents. Total Gross Floor Area (GFA) has been expanded to 20,837m² from 13,862m², with residential space now occupying 20,517m². In contrast, the allocation for ground-floor retail found in the four-storey podium has been reduced to 320m², down from 502m². The design's Floor Space Index (FSI) has increased from 9.9 to 14.7.

There would now be 817m² of indoor amenities spread across levels 3 and 8, increased from the initial 302m². Outdoor amenities entail 281m² located on levels 2, 3, and 8. Two levels of underground garage would include 47 residential and 5 visitor spaces provided, down from the previous total of 66. The redesign also boosts bicycle parking, offering 246 long-term and 28 short-term spots, compared to the earlier total of 193.

The architectural design includes revised setbacks meant to mirror an adjacent and approved 32-storey proposal at 1196 Yonge Street, with which this site shares its south lot line, contributing to a continuous and aligned streetwall. This alignment is intended to ensure adequate tower separation and a cohesive urban look.

As well as 1196 Yonge Street which is approved at 32 storeys directly to the south, further south, 1140 and 1087 Yonge Street which are farther from subway stations, are aiming for 10 and 15 storeys, respectively. Across Yonge to the southeast, The James at Scrivener Square is under construction, to rise to 23 storeys. To the northeast, construction is underway for the 31-storey Rosehill Tower. Further north, near St Clair station, the scale of development increases with several proposals: The Clair at 34 storeys, and both 1233 and 1366 Yonge Street, along with 1 St Clair West, targeting 49 storeys. Additional developments like Yonge & Rosehill, The Hill Condos, The Notable, and 45 St Clair West are each proposed at 50 storeys.
